10.0Dont let the outside fool you this place is amazing inside rooms was spotless clean plenty of space. Sue the manager was so friendly and welcoming also its dog friendly so its ideal for familys or couple's with dogs

2.0DONT STAY!! Property had nobody you could talk to throughout your stay for any issues, it was like a building site , work men in and out all day. We had NO HEATING in December! It was icy and snowing! We paid extra £10 per dog per night which wasnt advertised on hotels.com. we had no heating so they gave us electric fans.. not sufficent at all, oh the electric went off in the night so we had no heating at all we might as well have went camping! The toilet was unsafe and falling when you sat on it, the bathroom tap had no hot water, shower hardly warm and pressure poor. Beds arent comfortable. Be warned it is not a lodge! It is a room with an ensuite. There is no gym as advertised. Manager not contactable. Wouldnt recommend unless you want to be ripped off and have very poor facilities.
