Great hotel crumbling under new management

Historic hotel is well-located and has wonderful staff but a little worse for wear.
4.0room was upstairs over the bar. Sheets and towels were nice and it was charming. Parking is great. Location is wonderful. Staff was super kind and brought an extra fan so we each turned a fan on ourselves. I have stayed here off and on for 45 years and had hoped to get 104 which is downstairs.
− It was hot up there in the room and the tiny window unit did not cool it ) because we needed two beds (two women) there was no room to move us into. It was noisy until 9 pm but not a problem. the black lamp was very dusty-maybe from the A/C trying to keep up But hard to sleep. And I live in South Texas (near Houston). I hiked Williams Lake as usual and really needed a cool sleep. The view was the roof with a lot of leaves and pine straw and messy alleyways. The shutters and the cheap blind did not block much light and the room was not dark.
