DON’T trust them. DON’T believe them. DON’T make reservations with them. I made a reservation 1 year in advance, directly with Residenza d'Epoca San Crispino, because we wanted one specific room (Luna and Stella). I received a confirmation almost immediately. However, I did not receive any reply to emails sent over the next 9 months until the fourth email, at which point I was informed by an email from Maka Finance that we needed to make full payment THAT day for the Luna and Stella room, which was 2.5 months before our occupancy of the room. After first getting written reconfirmation that we would be getting the desired room (Luna and Stella), I did arrange to pay for our full stay that day, as requested. I was then sent confirmation of receiving full payment. Four days later, however, they emailed me saying that they had to change our room to a more expensive room for reasons that made no sense (i.e., “The Noise from an adjacent room will be disturbing them, due to different bedding type and the room positioning.”). After explaining several times to Maka Finance/Residenza d'Epoca San Crispino that we did not want any other room than the one we had reserved over 9 months ago and had just paid for in full, they said that we had two choices: “Its either we cancel the reservation and refund you your 1350$USD, or we will reserve the room that we explained to you that might not be suitable for you.” When I replied that we wanted the full refund of 1,350 $USD, their reply was that we would NOT get a full refund because “The management board had a brief meeting, and has decided that 60% of your money 810 USD is what will be refunded to you.” At this point, after neither being given the room that they promised us nor the full refund that they said we could get, I contacted our credit card company and asked them to refuse the payment that I had made 16 days earlier. The credit card company has given me a temporary credit while they await a response from Maka Finance/Residenza d'Epoca San Crispino.

Perfectly positioned accessible place to stay

10.0

A charming, very central and characterful building composed of several suites. Access was easy and tge rooms large and equipped with what is needed to enjoy your stay. Dante. Who appears to be available in person from early morning to early afternoon is super nice, helpful and knowledgable as you would expect. Highly recommend staying here. Dante even arranged for us to spend the day at the spa resort owned by the hotel. A serene place only 15 minutes drive. A stunning 12 metre pool which we had to ourselves.

Excellent atmosphere with terrace, beautiful view, convenient location. Management on site only until 3, if you check in later you will get a lockbox code to pick up your key but no information on where food may be obtained.

Excellent place to stay in the heart of Assisi. A short walk to the main square. Our room was appointed with many antiques and opened to our own private backyard area with a large garden and a small table and one of the best views in all of Assisi. Highly recommended

Italy without a car…

10.0

Rome airport has great train service so skip the car. We changed platforms once to get to Assisi, rode the bus up to this ancient city for 1.5 Euro each, and had no trouble finding our room in residence San Crispino on San Anglese. Be ready for lots of steps as we averaged five miles walking each day but that is the very best way to experience this over 2,000 year old gem. Stay here for several days and see it all and the best part is getting to know the people here who are working so hard with their craft or just to please you with their service. We liked our room in the historic Residence San Crispino (7 rooms total) because we had a lot of space (except for the bathroom), great southern views of the Umbrian valley, and a warmer feel than a hotel room. It included breakfast which was a cafe across the street where Francesa and Nicoletti treated us like family, despite their limited English. A half day walking tour was interesting but not necessary as most Churches are open and some museums a small fee. Do walk to the top of the town to Rocca Maggiore and, in addition to the incredible views, if your there at noon the Umbrian valley comes alive with the ringing of church bells. And, if you are good on your feet, take a beautiful but at times strenuous walk down the valley through the 1,000 year old wood through Bosco di San Francesco. And, there is a very good Ristoranti there too! Along with the great food and wine, handmade leather and linens will be your trophies. The Saggrantino wine is an amazing varietal and all because Saint Francis needed a sacrament! And the Franceso wine is a great blend. Find Michael on the Piazza del Comune for your Leather. If he’s not there it will be his sister Jessica or his father Francesco and they will personalize your selections with a laser. Alesandro, his brother Ricardo, and their staff at Enoteca Mazzini served great food and wine (also available at their deli on via San Francesco St, Cacio, Pepee…), our pick for great pizza is IL Menestrello Ristorant Pizzeria, and just under a one mile walk out of town is La Stalla for wood fired rustic fare. To get there, exit Matteotti Square and head East bearing right as you exit the walled city through the immense gate, then enter the gravel path just on your left after the road splits. Nila, a Phd in History fluent in six languages with a passion for wine, hosts great wine tastings too so don’t miss her at Bibbenda Assisi. October was a great month for our visit with comfortable temperatures and clear skies but the weekends did have large tour groups. Also, some crafts people/shops only take cash and while that is an exception it prevented us from bringing home some great treasures.
