Very soft mattress could not sleep without back pain!
4.0Soft mattress very uncomfortable & back hurt next morning. Even changing positions is a chore! Try to get out of bed to go to restroom and it captures me so have to roll out. Hit the floor once not on my feet but my Arse! 12 Oaks has been a favorite for years but updated mattress is very disappointing after 3 visits this year management told me they have no firmer mattress options. Also pricing jumped from $55 to $76 in one months time. The parking lot is 90% empty each 2026 visit so it’s not a function of availability. Seems to be plenty of rooms available on Expedia at 3pm each visit. No deposit required is great with my credit card as don’t have to worry about refund of deposit on CC. Everything else is great there very clean with friendly staff and still love the old style back into a parking space and unload right into room doorway! Good size rooms and big dressing room space although two sinks would be nice for couples. Nice outdoor pool area although road noise on NW Loop 323. No traffic noise in rooms however. Other options on north side of Tyler are going downhill so guess will be traveling further south next visit in search of a firmer mattress ! I will miss 12 Oaks

12 Oaks is the place to stay!
10.0So glad we chose 12 Oaks! It was affordable and the gentleman at the front desk was cheerful and friendly. We were well pleased upon entering the beautiful and spacious room; so cute and had a home-like feel. The room was decorated with framed mirrors and two large clean faux plants, a comfy lounge chair and foot stool. The king bed was dressed with a black/white patch-work quilt and several quality pillows to choose from; it was both beautiful and cozy. The walk-in closet was more than we needed for our things and the bath mat for the tub was an extra touch I hadn’t seen provided in a hotel in years. The pictures on the website and what our room actually looked like were very different. This will be the place we stay at each time we visit Tyler!

10.0This place was really great for an affordable price! The staff was super nice and even brought us extra towels while we were at the pool without even asking. My kids loved the pool, and I think it's better than a lot of indoor hotel pools. The location is a quiet and secluded area of Tyler, but easy to reach everything. We will definitely be staying here again when we have baseball games in the area! ❤️
