2.0Classic bait and switch location. Photos on website do not match the actual property. We paid a ridiculous nightly charge for a 2 queen room with pull out couch. We received a large empty room with 2 beds and a tv in the basement. When asked about the pull out couch they brought us a roll away cot suitable for a toddler. When opened, the mattress was soiled and full of food crumbs. The floor was uneven pieced together carpet squares. The pool was very dirty. The bottom and walls were not even visible through the water, dirty bandaids mixed in with the “clean” pool towels. Light bulbs and fixtures in rooms were loose and falling out, exposed cords and wires, peeling paint and unkempt area. Carpets in all areas had visible grime and staining. The only positive I can give this hotel is the front desk worker was very kind though did struggle with a language barrier. I have never been disappointed in a Holiday Inn until this stay.
WORST HOLIDAY INN ON EARTH!!!
2.0We reserved a room at this Holiday Inn Express after several good experiences. When we arrived, there were two gentleman using both luggage carts to unload approximately 25 new TVs from a minivan. So no luggage cart...it only went downhill from there. The entire hotel was filthy. The lobby, hallways, and elevator. When we entered our room, we were met with an overpowering odor. The room was filthy. The beds looked worn, and the couch looked like it had been picked up on the side of the road. We went immediately to the front desk and asked for a refund, preferring to go somewhere else. The front desk attendant wanted us to try a different room, but we declined. He assured us our room would be refunded. We have not been refunded. The front desk will not take our calls, and when they do, they say the manager is out. STAY AWAY!!!!!!!!!
WORST Holiday Inn around KC
2.0I recently stayed at this property during the 2026 ASICS Show Me Qualifier volleyball tournament, and unfortunately, the experience was extremely disappointing—especially given the premium nightly rate of over $200. From the moment we arrived, the issues were apparent. The exterior of the building was visibly dirty, and the grounds were unkempt, creating a poor first impression. Upon entering the lobby, the space felt outdated and carried a noticeable odor of dirty, worn carpet. The room itself was even more concerning. Immediately upon entry, there was a strong, overpowering scent coming from a wall plug-in air freshener. The smell was so intense that it had permeated the linens and quickly caused headaches, forcing us to remove it right away. This raised immediate concerns about what odors were being masked. Cleanliness and maintenance were clearly lacking throughout the room. The desk chair was both visibly soiled and broken. In the bathroom, there was mold present in the shower, peeling wallpaper, and a vent fan that was not only broken but also covered in dust and debris. There was even hair left on the wall—something that should never be overlooked. The shower also had broken tile, adding to the sense of neglect. The towels were worn to the point of having holes, clearly far past their usable lifespan. The whole room showed poor upkeep—the bathroom door was covered in dirty handprints, reinforcing the overall lack of cleanliness and attention to detail. Given the condition of this hotel, the rate of over $200 per night is simply unjustifiable. Based on the quality and upkeep, this property more closely resembles a $75-per-night roadside motel rather than a hotel associated with a major brand. This experience falls far below the standards I expect from IHG and the Holiday Inn brand. For a stay tied to a large, organized event like a volleyball qualifier, there should be a much higher level of care, cleanliness, and overall quality.

2.0Picked this hotel because it was a Holiday Inn location and didn’t think I would have to read the reviews since Holiday Inns have always been excellent to stay at. Bad decision on my part, should have read the reviews. Building looks good on the outside and that’s about where “Good” ends. This is a franchised Holiday Inn and IHG should be ashamed to have its name associated with this location. An aside note, you are charged a fee because you are by the stadiums and in our case that is totally ridiculous because neither football or baseball were in season. Access to hotel is difficult and unsafe; off a busy divided highway. Fast moving traffic and short on and off entrance/exit. You have to do a U turn across divided highway to get to hotel if you are headed west on highway. Hotel sits in a hole basically. Hotel is old and worn out. Staff is not energetic and there can be some language issues. Hotel room is worn out, lady bugs on inside of room window, bathroom has flaking paint, broken tiles, stained tub caulking around tub and counter, broken soap dispenser, and water began dripping down from ceiling necessitating a move to another room. Staff did not help us relocate. Staff working breakfast area acted like it was inconvenience to refill items that had run out even though it was only 7:30 in the morning. We had requested some coffee items for our room which the front desk said they would bring to our room…they never did. I’d recommend you stay somewhere else.
Awful experience
2.0Absolutely awful experience. They charged an incorrect card an have been trying to get a refund for over 2 months. Have called over 20 times and keep being told the manager “Ajal” is busy. Have been given multiple confirmation numbers that the refund is on its way and it never arrives. I really need help getting this resolved!!l
Not Good
2.0No hot water. Toilet didn't flush. Stained sheets. Staff was unapologetic and not helpful. Customer service at least apologized, but otherwise unhelpful. Also, the more subjective problems: breakfast was terrible, the ceiling drywall tape showed previous flood damage the normal noise from other guests was surprisingly loud. Basically, since Holiday Inn Express is a franchise, I now know to never trust another one.
