8.0We loved the location, close to the beach path, and the breakfast was always delicious. Our bed was comfy and the shower was decent. The street it was in was quiet but it was easy to drive to amenities
− Nothing major - a few little tweaks would help - providing a fan in the room if it's hot, soap in the holder rather than separate bottle on a shelf etc

7.0Lovely old cottage house converted to hotel. The position is perfect and close to the beach road. Very helpful manager that helped with flexibility on timing.
− A few items in the hotel need some upkeep (broken window latches and peeled paint on beds) and I struggled without a fan or AC in mid-summer. Breakfast was fine but facilities could do with a refresh soon.

A very pleasant stay in quiet, friendly hotel with a homely atmosphere.
8.0Breakfast was excellent, cooked to individual order. Very friendly staff going out of their way to please. This is a small quiet hotel with a homely atmosphere in a quiet area of town. It is in easy reach the beach and not far from the centre of town. This was the second time I have stayed there and if I'm visiting Bournemouth again I will again book book myself a room there.
− There was damage to the ceiling in the dining room which had only been partially repaired. While this was unsightly it was perfectly safe and I'm sure the work will soon be completed. It in no way affected the enjoyment of my stay.

5.0The breakfast was good especially the homemade preserves. The staff were very polite & friendly.
− When we arrived I was filled with dread when I saw the dilapidated exterior. The property was in a poor state of repair with rotten window frames, broken window latches & windows painted shut. Generally all areas were in desperate need of decorating. Walls & paintwork are dirty & scruffy this is clearly due to years of neglect. A disgusting toilet brush was provided & certain areas within the bathroom would benefit from a deep clean. The dining room ceiling had been patched up but not decorated. The cornice & light fittings were black with dirt & dust. Surplus dining chairs were stacked in the fireplace recesses which looked cluttered & unprofessional. The breakfast condiments were out of date by a considerable margin & the cruets were all sticky & grubby. There is a hole in the ceiling with pipework visible through the door marked Fire Exit on the 1st floor landing. Overall impression was that of years of neglect, no attention to detail & an unprofessional approach. If I'd of been travelling alone I would of requested a refund & left as I found it to be vastly over priced & definitely not value for money. A couple of personal points - I didn't like the host lingering in the dining room for extended periods talking at us whilst we were eating breakfast. I felt I was staying in someone's private home, not a hotel, when I walked through downstairs & saw 1 of the hosts having her hair coloured in the dining room. Not only unhygienic but most unprofessional. I must add, as a property lover, I am saddened to see what once was a beautiful building so neglected.
Please note, the Comfort Double Rooms are located on the top floor and are accessible via 2 flights of stairs.
