Our customer asked us to cancel the booking

− We booked this property in early May on behalf of a client who was organising a corporate team event. Shortly after booking, we reviewed the official Alojamento Local registration and found that no civil liability/risk insurance appeared to be listed at that time. This is a legal requirement for short-term rental properties in Portugal, which is why we immediately raised the issue with the owner. Given the nature of the booking, our client was not comfortable proceeding without evidence that the required insurance was in place. He instructed us to cancel the booking and we arranged an alternative villa. The owner insisted the property was insured when we booked. However, the official licence information now shows a MAPFRE insurance policy with a start date of 15 May 2026, after the booking had already been made and after we had raised the issue. We raised this with both the owner and Booking.com and requested a full refund, as the property did not appear to have the required insurance in place at the time of booking. Booking.com confirmed they asked the owner whether he would accept free cancellation. The owner refused and instead offered credit, which was not suitable for our client. As a result, the villa remained empty for the booked dates, and we were left without a refund despite raising a serious compliance concern. We are now considering escalating this matter through the Livro de Reclamações and ASAE.

La casa es tal y como aparece en las fotos, con alguna pequeña diferencia, pero esta todo acorde a lo mostrado en el anuncio. La piscina hay que pagar 80€ por dia para calentar lo que creo caro y ademas no llega a una temperatura muy alta, deveria tener una capa para mantener la temperatura por la noche y no costase tanto calentar el agua, tambien deberia tener unos parasoles en las areas externas para los dias mas soleados.

− Tuvimos algunos problemas con los aires acondicionados y humedades en la sala de juegos, que fue corregido al dia siguiente sin problema. Pero el frigorifico paro de funcionar y cuando volvimos a casa del paseo parte de la comida que teniamos para la barbacoa se estropeo, por lo que tuvimos que tirar a la basura, y el problema no fue corregido debido a ser semana santa y estuvimos sin frigorifico durante 4 dias, solo con la posibilidad de un frigorifico que estaba en la sala de juegos abajo, mas pequeño y muy antiguo y desgastado. Estando en la cocina sin la posibilidad de utilizar el frigorifico, no fuimos compensados ni resarcidos de ninguna manera,.

The location was fantastic - so close to the strip / beach / supermarkets. Really is a luxury villa, can’t wait to visit again.

This villa is absolutely AMAZING!! The best part of this for me was that my mum, who is disabled and struggles going up and down any stairs, was able to go all over this villa with the ease of the lift and so never missed out. Whoever thought of adding this to the villa deserves a lot of credit! Going above and beyond for anyone who is disabled. I would recommend this property to everyone. Very enjoyable holiday for us all. The pool and jacuzzi were also amazing features and the owner was very helpful whenever we needed something. Thank you so much!

− If there was anything that could have been a bit better, it would be that the doors did not slam at every gust of wind and it was less of an echo in the property. The sound of others within the villa could be heard around the whole property. However, I would still stay here again as all in all it was an incredible holiday!

This place is incredible. Its bigger than it looks on the advert and is in a great location for walking to the main strip in Albufeira (approx. 10 min walk). The whole place is brand new and rooms are a high spec with AC throughout. There is an internal lift for anyone with difficulty climbing steps. Host was very responsive on both booking.com messaging and whatsapp re. queries on checking in/out etc. I'll hopefully get to stay here again as it was a really brilliant stay and cannot recommend highly enough.

− Not a complaint, but minor improvements could be - 1. maybe more information on what to do with the waste/rubbish would have been useful. 2. More kitchen utensils, cooking dishes etc as there is not a lot Also just for anyones information if planning to use the BBQ, to bring charcoal! Sounds obvious/stupid but something we didn't think about until we were already there!
