Villa misrepresented, with a tiny fourth "bedroom" and many maintenance issues - far from "luxury"

The view was very good. Some of the decor downstairs was modern and tastefully done. The pool awning was helpful in shielding the direct sun in the afternoons.

− The listing advertises a 4-bedroom, 2-bath luxury villa for up to 9 adults, but the 4th “bedroom” is extremely small—just wide enough for a single cot, which is very uncomfortable, and barely enough space to stand. It does not meet any reasonable definition of a bedroom for a luxury property. The third bedroom is also quite small, as are both bathrooms and the kitchen. We had 4 adults and a child, and it was tight. The property is listed as 180m2 (1936sf), which is dubious - it is closer to 145m2 (1564sf). It would be suitable for 2 couples or a family. I am reticent to post negative reviews as I own vacation rentals, however, this was a huge disappointment. Had the listing been accurate, I would not have booked this. We also experienced several operational issues: no hot water on arrival, a non-flushing upstairs bathroom for the first day, and numerous maintenance problems, including broken door handles, fallen curtain rods, cupboards that don’t close, broken shower fixtures, corroded lighting, and a general lack of cleanliness. There was even a wild cat inside the house when we arrived. While our host was pleasant during the check-in process, I later contacted the property manager about the multiple issues, and they were dismissed as “normal wear and tear,” which is unacceptable for a villa at this price point. Past reviews show that many of these problems were reported months ago and remain unresolved. This was a special family trip, and this stay fell far below expectations. I cannot recommend this property. Other items to note: -the pool is unheated and doesn't have a sloped entry, which isn't ideal for kids or seniors -the location is on a very steep hillside, which provides lovely elevated views, but makes walking prohibitive for many -parking and driving in the area is challenging as the roads are steep and narrow, requiring a 3-point turn to enter the property & park -it is attached townhome-style to the property next door -lots of wild cats

− Nasz pobyt w tym domu miał miejsce w sierpniu bieżącego roku. Z przykrością stwierdzam, że jakość świadczonych usług oraz stan obiektu znacząco odbiegały od deklarowanego w ofercie standardu, co doprowadziło do szeregu poważnych problemów i uniemożliwiło nam w pełni korzystanie z uroków wakacyjnego wypoczynku. Wiele z opisanych w ofercie udogodnień okazało się niezgodnych ze stanem faktycznym. Lista zastrzeżeń jest bardzo długa. Brak wystarczającej liczby miejsc do spania: Zgodnie z rezerwacją obiekt miał pomieścić siedmioro osób, natomiast w rzeczywistości dostępnych było jedynie pięć komfortowych miejsc do spania. Pozostałe dwa to niewygodne i skrzypiące dostawki w formie leżanek, co jest niedopuszczalne. Brak podstawowego wyposażenia w obiekcie, brakowało wystarczającej liczby krzeseł w jadalni, leżaków i ręczników basenowych. Ogromne problemy z czystością: W chwili przyjazdu obiekt był brudny, brud znajdował się na podłogach, meblach, lustrach, generalnie wszędzie było niedoczyszczone. Taki stan jest niedopuszczalny w wynajmowanym domu wakacyjnym. Problemy z instalacją wodną. Doświadczyliśmy poważnych problemów z dostępem do ciepłej wody użytkowej już od pierwszego dnia pobytu i tak przez kolejne trzy, a kulminacja nastąpiła w czwartym – wody w obiekcie zabrakło całkowicie co już zupełnie uniemożliwiło korzystanie z łazienek. Obiekt jest mocno wyeksploatowany i wymaga generalnego remontu. Odpadające kurki przy prysznicach oraz zacinający się zamek w drzwiach itp. O ile widok z tarasu był atutem, to położenie obiektu na stromym wzgórzu utrudniało przemieszczanie się bez samochodu, nie zostało to odpowiednio podkreślone w ofercie. Mocno ograniczony kontakt z właścicielem – nie odpisywał na wiadomości oraz ignorował telefony. Podsumowując, obiekt nie spełnia zadeklarowanego standardu, a liczne usterki i zaniedbania sprawiają, że cena za pobyt jest mocno wygórowana i niczym nieuzasadniona.

Perfect accommodation. Impeccable cleaning. Everything you need in one place. Amazing views. Great pool, great barbecue. The 4th bedroom is having only a mediocre sofa bed that we didn't use. The price for off-season was really good, I don't know how it will be during the high season. The location is a little far from the city, you can not drink and drive, but it's manageable. We walked tot the city, but it takes 1h. Depending on your preferences. There is a good restaurant nearby and also some coffee shops. Good luck! We would return for sure!!!❣️
