− Küche und Mobiliar sind sehr stark gebraucht, Bettwäsche ist alt und die Betten muffeln. Viele Lampen gehen nicht. Der Aufzug sollte gewartet werden.

BASIC lodging with a stunning view

The location within the Palheiro Village is great. The view is beyond amazing! We saw spectacular sunsets and I especially enjoyed seeing the lights of Funchal at night. The property management company (Holiday Rental Madeira) was very responsive to my questions and great to work with. The property was very clean. The elevator was a nice surprise and came in handy with moving the luggage between floors. The beds were comfortable.

− The furniture in the living room and on the various patio levels looked good, but was uncomfortable. The lighting throughout the house is either blindingly bright, dim, or non-functional. There is a Bose speaker in the dining area, but it’s very old and does not have modern connectors. The furnishings and plain decor give a distinct rental vibe. It lacks warmth, coziness, and personality. There’s no AC and the weather was rather warm during our visit. But there were some fans in the closets. In the kitchen, there were very few teaspoons, the silverware basket in the dishwasher was missing, and there were no scissors. The bedroom at the bottom of the stares smelled of mold and damp. We kept that bedroom door closed. Not the fault of the property owner or the management company, just the timing of our visit, but, there was a lot of noise from nearby construction. The neighbors one level below us had jackhammers during the day to remove a concrete patio. The main road, near the village entrance, was being resurfaced - sounds of jackhammers and heavy equipment moving about all day long. Then there was the next door neighbor that appeared to be sanding and refinishing furniture on his patio. The sound of a sander and vacuum cleaner ruined several sunsets and evenings. That noise usually started just before sunset and extended towards 10 pm nightly. You would think that the Palheiro Village would have rules against such noisy activities after hours.

Very big place, comfortable, beautiful. We enjoyed it very much. They have different board games, big kitchen and a big room to hang out. The swimming pool is big and has superb view.

− There were several problems during our stay: - Electricity on the ground floor would just shutdown in some rooms from time to time. We had to call host a he showed us ways of fixing it, but it happened multiple times which isn't very comfortable. - In the middle room left sink doesn't work. In the right room bide doesn't work. - Swimming pool heating is OK, but we wish it was a bit warmer.

A very comfortable villa and ideal for a group of friends with amazing views and good facilities.

The villa was beautiful and ideal for a large group but would not suit a family with small children due to the steps.

− The hot water boiler had to be continually reset. Apparently a new boiler is on order. We also initially there was an issue with the heated pool causing it to not come up to temperature until mid week.

Very smooth and easy communication for handover of keys, and very prompt response for services needed (besides bathrooms, see below). Very friendly team.

− in the bathrooms for the sinks there was no warm water and one tap (of the two sinks) was blocked in all rooms, they told us it will be done... Shower worked well and warm water.
