Functional overnight stay
7.0Easy to access as key in door. No contact with host necessary. Functional room which looks out over courtyard used for car parking and bin storage. Clean. Workspace if needed. Small fridge with 2 bottles Iced water and a pint of milk provided. Arm chairs. Large TV.
− We arrived in hot weather and the sun had thoroughly warmed the room. It was hard to cool it down, although a small fan helped a little. It was a hot night and polycotton bedding emphasised that. Unfortunately the car alarm of the car outside our window went off several times at 5 30am. The breakfast tray detailed was 2 boxes of corn flakes and a pint of milk. The response from the owner suggests that we don't know the difference between a car alarm and a key fob which is quite insulting. What we heard was without question a car alarm going off at 5.30am- several times. The car was parked very close to our open window. Having again checked the property description, it clearly states under Food and Drink options that there is "Breakfast in the room." I would suggest that this will mislead a significant number of people into thinking that what is provided is more than the 2 boxes of cereal. Perhaps amending the description to read "complimentary box of cereal and milk provided" will help people to better plan and enjoy their stay?

7.0Being in a pleasant environment
− The advertised breakfast fell short of expectation. A packet of cornflakes is NOT a continental breakfast. Also I would expect the host to greet us as a welcome. So a very impersonal service which is not good in my opinion.

10.0Lovely rural location and excellent facilities. Also, plenty of free parking. A fairly short walk or a cheap Uber into Belper, which has plenty of good pubs and restaurants, plus several well-reviewed pubs closer at hand.

9.0Bed comfy, good shower, clean. Easy parking. Complimentary cereal replaced each day. Milk on arrival. Water bottles replaced daily in small fridge. Quiet location. Good size tv. View of horses in field. Good size wine glasses. Patio.
− Perhaps supply a couple of tumblers for fruit juice, box of tissues, a kitchen towel, these are pretty minor things, but would be nice to have.
