− Check-in Policies: The listed policy states check-in is available from 07:00 to midnight. However, the host attempted to charge a €10 fee for checking in between 23:00 and midnight. Although the fee was waived after I contested it, resolving this contradiction required unnecessary time and effort that could have been avoided with accurate policy descriptions. Communication: I recommend enabling your browser's auto-translate function when messaging the host. He speaks very little English and responds in Croatian, even when addressed in English. To be fair, this linguistic barrier is common throughout this region, even in areas where statistics suggest high English proficiency. Bedroom: The second floor features one king-size bed and two single beds. This upper level—essentially a converted attic—retains significant heat due to its construction materials. Even with the air conditioning running, it takes a couple of hours to cool down. Guests should turn the AC on immediately upon arrival to avoid discomfort. Furthermore, there is no toilet on this floor, and the steep, narrow staircase poses a distinct safety hazard—especially when navigating it half-awake at night. It is highly unsuitable for the elderly, individuals with mobility issues, or anyone of a certain size. Cleanliness: Some of the kitchen appliances require deep, thorough cleaning. Furthermore, due to a strong, unpleasant odour from both the sheets and the pillows (I tried two different beds), combined with the intense upper-floor heat, I resorted to sleeping on the sofa. Internet: The internet connection was completely non-functional during my stay. Conclusion: In summary, the property is currently undergoing renovations and expansions. While a comprehensive structural and logistical redesign will eventually make the villa suitable for all travellers, at this present stage, I don't think it's suitable for everyone for the reasons stated above, unless using the sofa only is okay for you!

Poorly maintained guest house on excellent location

Excellent location; beautiful forest view from the verandah; quiet and peaceful (weekdays). Gas cooker. Dishes, cutlery, paper towels, and some fruit provided.

− Access to the house is complicated, with multiple staircases and tripping hazards - not suitable for elderly or physically disabled persons, or families with small children. No cover sheets or light blankets for summer. Very small and old towels reeking of artificial detergent fragrance - a special request for artificial fragrance free environment due to allergy not fulfilled. Oily surfaces and stains in the kitchen, and a sticky balustrade. Mould in the bathroom, incl. the shower floor. Communication with the host erratic and frustrating. My 78-year-old mother had to sleep uncomfortably on an improvised sofa bed downstairs because there was no mention in the advertisement of climbing a hazardous flight of stairs to the first-floor bedroom.
