− **Absolutely unacceptable treatment – a very disappointing experience!** We were aware that check-out was at 10:00 a.m. However, there was a marathon taking place that morning, many streets were closed, and we ourselves were participating in the 10K race. As a result, we were only about 10 minutes late. We fully understand that check-out times need to be respected, but what happened next was completely unacceptable. Anita rang the doorbell while my 77-year-old mother was alone in the house. As she does not speak Italian, she did not open the door. Anita then let herself in using her spare key, despite the fact that someone was still inside the property. Instead of giving us a few minutes to finish getting ready, she immediately started cleaning, apparently because the next guests were arriving five hours later! She began stripping the beds even though our clothes were still lying on them. She constantly got in our way and repeatedly pointed at her watch, making us feel extremely uncomfortable and unwelcome. There was absolutely no understanding, no flexibility, and not even an offer to give us another 10 minutes to finish packing. We were treated as if we had committed some terrible offence simply by being a few minutes late. To make matters worse, we had paid €35 in tourist tax instead of the correct €32, and the €3 difference was not even refunded. **We were literally pushed out of the house!** We had not even finished getting dressed or properly closed our suitcases. We were forced to finish packing our belongings outside in the backyard. Is this really how you treat guests who have paid **€650 for their stay?** We are not complaining about the check-out time itself. We are complaining about the complete lack of respect, understanding, and basic hospitality. A delay of just 10 minutes, especially on a day when a major marathon was taking place, does not justify treating paying guests in such a rude and humiliating manner, particularly with a 77-year-old

We had a wonderful stay in Venice. The house was much more spacious than we expected, and every room was beautifully maintained. The house is located within walking distance of Venice’s main attractions, yet conveniently tucked away from the crowds. Nights were peaceful here, and the church bells were the only sounds to greet us in the morning. I especially enjoyed being close to the Greek embankment and Campo San Zaccaria. The Riva and its boat docks was also just a short walk away with boats taking you in different directions (we went to beautiful Murano and Burano). Annita, our welcoming and lovely host, also shared some excellent recommendations for our stay. Thank you to Annita for the warmest hospitality! We would definitely consider staying at this house again!

The owner met us at the prescribed time and showed us around the house. It was beautiful in the old World sense. Real quality. The location was perfect.two bedrooms and two bathrooms. One was between the bedrooms and other on the main floor. So convenient. I would stay here and again and highly recommend it.

We stayed in a wonderful historical building maintained with great care and love. It was pristine clean and had everything needed for our short stay. Watching gondolas passing by right in front of the windows was an extra bonus!
