Quaint and perfectly located B & B in central Leamington Spa
9.0Charming property, presumably a listed building. Location is literally in the centre where we wanted to be. Free onsite parking/permit parking. Warm welcome from Reception and helpful guidance. Free bottles of water to help keep hydrated. Bedroom was nice with all the things you need. Shower had magnificent water pressure! Nice breakfast area, although we chose to stay in bed and miss breakfast. The owners/staff couldn't have been more helpful.
− Because we were on the 2nd/top floor it was a challenge because of the severe sloop of the roof, so as I was approaching the bed I kept colliding with the roof. I just kept doing it because of the very even matt finish of the roof I was unable to distinguish the slope. It slipped my mind to mention it because it was more an annoyance than anything else. Suggest adding a sign to mind your head may be helpful, or reposition the bed, if possible.

An adequate room for a one night stay.
7.0Good location and value for money. Parking easily available on the street outside.
− A steep climb up two flights of stairs. Room was under eaves so very low ceilings in bedroom and bathroom. Quite hot but fan was provided.
