10.0The location is excellent for getting in and around Keswick on foot but also far enough away to have a really peaceful sleep with the window wide open. Tim was so very welcoming with really good communication from well before we got to the b&b. Breakfast was everything you'd want it to be but Tim went the extra mile for us. The breakfast is usually served between 8-9am but Tim made us ours early as we had an activity booked, which we very much appreciated. Our room was slightly on the smaller side with the bathroom down the hall but this didn't impact our stay at all. Tim was really knowledgeable about the area and had great tips and recommendations. Overall we had a really great stay at Elm Tree and will certainly be back. Thank you.
− Parking at the Elm Tree could potentially be an issue as Tim only has space for one vehicle off road but we didn't struggle to find some on street parking a couple of streets away. This may be a bigger issue in the busier summer months.
