Very dated 1970s but okay for short stay
8.0The breakfast on offer was a bit expensive however the land lady offered us complimentary toast which we enjoyed.

10.0soon aa got there Carolyn was friendly and made you feel like family. only just over 3 miles to Ipswich centre. rooms was really nice and clean. if we go back to Ipswich will come back here if not booked. price was really good as well considering ed sheeran was performing so could have put the price up but she didn't.

− Geen airco Veel spinnen Niemand gezien als gastheer/gastvrouw Ontbijt was een verpakt croissantje van de lidl met sap/kleine yoghurt van de lidl.. geen 15 pond waar.
The many points I’ve listed, point to a neglected property.
6.0Clean.
− Very noisy creaky uncomfortable beds. Toilet seat nearly falling off! I had to retune Freeview as it only had 10 viewable channels. I found more than 100 channels. Host should have done this. Cramped property. Fridge on the landing. Table and chairs on the landing. ‘Shoes off in the common areas’ policy! Not much in the way of grab rails in the shower.
Great for the night, location for coast
9.0Convenient for Orwell shore, Woolverstone, PinMill etc. Very clean and tidy. Helpful friendly host, good breakfast
− MINOR POINTS Lack of ensuite - but is completely clear on the advert. Reflected in the price Access for car parking - it's ok but needs caution; not much can be done about that
