8.0Overall we really enjoyed our stay at the property, however one of the queen size beds appeared to be broken my kids tried to sleep in it but the bed folded in on them like a taco in the center so we had them sleep on the couch in the living room, the outside trash can for the house was overflowing when we arrived, the porch light was burnt out, and there was some laundry left from previous guests in the washing machine, under a bed, and in one of the laundry hampers in a closet. The back yard was a little unkept but we loved the patio and the hot tub. Location wise it was wonderful as we were there to float the river and explore rainbow springs. There were board games for the kids and the kitchen was well equipped.
