− 1 Star – Avoid if you expect reliable communication This was one of the worst booking experiences I’ve ever had. I booked this property to accommodate our group while attending a concert. The accommodation cost £212, which was taken from my account on 1 July. Our agreed check-in time on 4 July was 3:00 p.m. On the morning of our stay, I contacted the host to ask for the key code and was told it would be sent nearer the check-in time. It never arrived. While travelling the 50 miles to the property, I repeatedly emailed, messaged and phoned the host requesting the key code. Every attempt was ignored. When we arrived at the property at the agreed check-in time, we still had no code and no way of getting inside. We continued trying to contact the host by every available method but received absolutely no response. After waiting and being completely unable to access the property, we had no option but to abandon our plans and drive back home. The key code was eventually sent at approximately 6:45 p.m.—almost four hours after check-in was due. By then it was far too late to salvage our evening, and the purpose of booking the property had been lost. I also attempted to contact Booking.com on the day to report what was happening, but their customer service was unavailable. Despite following the matter up afterwards, I have still been left out of pocket for accommodation I was never able to access. The most frustrating part of this experience wasn’t just the late key code—it was the complete lack of communication. Had someone answered the phone or replied to a message, the situation might have been resolved. Instead, we were left standing outside a property we’d paid for with no information, no assistance and no way of getting in. Charging guests for accommodation and then failing to provide access at the agreed check-in time is simply unacceptable. Based on my experience, I cannot recommend this property and would never book it again.

An excellent base for a group.

An amazing property with loads of space for our group, a bedroom and bathroom each was quite a luxury. Lots of parking space. Lovely conservatory and sitting room.

− Towels were not very fresh, possibly due to being stored in drawers. Couldn’t find a hairdryer.

The location was very convenient for our visit to the NEC.

− The property had some housekeeping issues.eg the built in refrigerator door cover was not attached so was difficult to open the refrigerator. The temperature control for the oven was broken and so the oven temperature could not be changed.
