Plenty of space incredibly comfortable and big bed and very convenient both for the town and the racecourse

− Even with windows open and blinds down the room got incredibly hot (in fairness it was during a heatwave though) there was a fan but could probably have done with more powerful one or second fan. Couple of cushions for outdoor seats would have been useful

Would recommend if going away for a short break

Clean tidy had everything we needed for a few days break. Owner on hand and very helpful

Convenient location for a short stay in central Newbury, with parking.

Location good, clear instructions for finding where to go, parking, getting into the property, etc. Modern well-fitted, clean space, good shower. Fridge, kettle, toaster, microwave - enough for making breakfast or simple meal, and several supermarkets five minutes away (Lidl, Tesco, M&S Simply Food: so full range of options!). Comfortable large bed.

− Parking space is tight: fine in our small car, but could be a challenge in a big vehicle. Room can get warm in hot weather - make sure you use the blinds to shade the room! Quite a small counter to eat at, and with high chairs: fine for us, but a lower table may suit some people better (there is a table and chairs outside you can sit at in good weather).

Very cosy and close to the town centre and not far away from Highclere Castle which is the main reason we came to Newbury. Although we didn't meet the owners , we communicated online and Oli was very helpful and accommodating to my requests. Bed was very comfortable too and a fan was provided which was a godsend during the weekend heatwave 🥵

− My only gripe was It could of been abit cleaner, as there was crumbs and sugar left on the kitchen side and I had to sweep the floor as it was quite dirty in places, which was a shame as I would of scored it a 10 otherwise . Yes it's overlooked by the main house (as other reviewers have stated ), but we pulled the blinds and we were left to our own devices so it wasn't an issue for us at all really.

A very expensive stay due to the fine.

It’s close proximity to the town

− Wrong information given by hosts regarding free parking at local shop, upon our return home we received a £90 fine! which we could well of done without. When we contacted the host to inform him of his mistake he didn’t even bother to reply! he just deleted all messages.😠
