Awful, poorly managed and run down

Pool and outdoor area was the best part of the villa. A little run down, but useable

− I had two reservations back to back in this villa, after requesting to cancel immediately on arrival this was refused as the manager said it was advertised. The kitchen was possibly the worst part, they advised they are planning on replacing it but this still meant I paid top money for a poorly maintained property. The cooker was rusty, and cupboards crumbling away. There was a humidity problem in the two bedrooms on the ground floor which created a really damp smell inside the villa. Again they said this was normal, I’ve never experienced it in my 18 years going to Thailand. The worst part of the experience was the staff. Rude and non responsive! They lied about our interactions, and said we were safe in a villa where the doors couldn’t lock as her husband was the boss of the police! There is 24 hour security to get into the large complex, however the man who opens the gates is very elderly, and there are multiple ways to access the area so this didn’t help me feel better. Overall, I would say this was a terrible experience and ruined my break. Save your money and book somewhere else! Compensation was provided by booking.com but they said there was little they could do if the manager refused to allow cancellation!

Don’t book! Filthy and poorly maintained

Pool and terrace area was large and spacious. Thankfully the pool water turned green on our last day so we were able to enjoy it before then

− Property not as advertised. Property was filthy, and in very poor condition at check in. Cleaners and maintenance staff were sent two days later, as we were told no action could be taken over the weekend. While the cleaners did their best, the villa still felt unclean due to its condition. Maintenance staff were unable to properly repair the broken doors and toilets, returning on a third day and only partially resolving the issues. Therefore a safety concern Ongoing drilling and workers on-site for several days made the stay stressful, so we chose to use only part of the villa for the remainder of our stay. No apology was offered. Instead, we were falsely accused by the property manager of impersonating Booking.com to obtain a refund and of preventing staff from leaving the villa, both of which are completely untrue. Overall, this was a highly unsatisfactory experience, and we do not recommend this property. Booking.com compensated me 15% of my booking however this was no where near the full cost I paid. The ad states on average a family cost for the electricity is 100 bhat per day. Me and my partner were charged almost 5k for 11 days, we only used one room and the aircon was only on at night! We usually pay a fraction of that at other villas

Spacious Private Pool Area Strong Wi-Fi

− This property was misrepresented and does not match the photos or description provided at the time of booking. It is not a luxury villa, while it may once have been, it is now extremely run down and poorly maintained. On arrival, there was a strong damp smell throughout the property. We were told this was “normal for Thailand”; however, despite staying in villas in Thailand every year, this has never been our experience. The villa was extremely dirty, stained furniture, light switches and skirting boards falling off the walls, leaking toilets and a kitchen in such poor and unhygienic condition that it was unusable. Several external bedroom door locks were broken, raising serious safety concerns. As two female guests staying alone, we felt unsafe. Although we raised this with the manager and were told the area was safe due to personal connections with local police, this did not address the security issues or alleviate our concerns. We raised concerns within minutes of arrival. On-site staff advised they could not act without approval from the property manager, who was initially said to be in hospital in Bangkok and later said to be travelling to Dubai. Most attempts to contact the manager went unanswered. We provided around 50 photographs documenting the condition of the property and asked whether these would be suitable for advertising. Despite this, the manager stated that the online listing photos accurately represent the villa, which we strongly dispute. We contacted Booking.com multiple times for support and requested a refund to allow us to seek alternative accommodation. This request was declined by the property manager. After repeated requests, alternative properties were offered. One required us to attend the property ourselves, where we found active construction work and a villa that was significantly smaller and not comparable. A second option was also not comparable and required additional payment.

Amazing villa, would stay again!

The villa is incredible! The pool deck is just stunning and there is a large living room and kitchen for plenty of people. The rooms are very nice, clean, well maintained and all have their own bathroom with a toilet and a shower. Before our arrival the owners added us to a WhatsApp group where we could easily get in contact with them when needed, they also called a taxi service for us to bring us from the pier to the villa. At one point one of the water heaters for a shower was broken and after contacting the owners they were able to send a mechanic within 2 hours who was able to fix the problem which we thought was just an amazing level of support from the owners!

− The villa is a bit hard to reach, it is located on quite a steep hill so it is required to travel by taxi or motorbike.

I will not recommend for families

Actually as a home it was cool.

− Let's start by saying, the property did not have anyone to check us in, you had to check yourself in. 1.the house was not clean from the previous tenants, IF it had previous tenants. The house felt like it has been closed for at least 2 month. 2.It had many broken stuff such as the fridge, the roof and in one room the sink plumbing was dripping. 3. The locks where also broken and after I told the owner she send someone but they fixed only one. 4. I had paid €70 extra for a baby cot and they gave me a broken one, I politely ask her to change it as I already paid so she send her handy man to FIX it. I kept asking for a replacement and her response was if it's not fixable they will change it. Eventually they change it, but I literally had to beg. 5. Some walls were molded did not look like pictures at all. 6. We had to pay €260 for our 9day stay for electricity which I think it's a rip off for Thailand 7. The pool was very dirty and green-ish not ideal for swimming so I asked again to be cleaned immediately so again she sends her handy man to clean it. 8. After a few days of our arrival she asked if they could come and spray the house for pest control, which I also did not feel comfortable as we had kids in the property with us. Over all what I'm trying to say is that people kept coming in and out the property during our stay for things that should have been done before our arrival, and that did not make us feel comfortable at all. As for location it was not convenient for us cause everything was far. For other people it could be fine but note That the house is very up high a mountain and not suitable for motorcycles or small cars.
