Enjoyable stay, with a few disappointments that could be easily addressed
7.0Great location and a modern, spacious house with plenty of room for our group. The host was very responsive and easy to communicate with throughout our stay.
− The listing should make it much clearer that the outside space is not usable (I was informed this is for safety reasons). As the projector and sound system are a major selling point, an instruction booklet would be extremely helpful. We had two technically-minded people in our group and were unable to get either working despite our best efforts. To be fair, we didn't contact the host for assistance as we were short on time. The dining chairs and beds felt quite budget in quality compared to the overall standard of the property. During the warm weather, the fans provided were not particularly powerful, so we often had to choose between being cool and having windows open, which meant dealing with external noise. A minor point, but kitchen scissors were also missing.
We wasted so much time on our holiday getting the plumber & trying to get entry codes.
3.0It is a tragedy really - This house is in a fantastic position- very close to London. This house could be so good!! The house has incredible potential - it is big and has 4 toilets -2 bathrooms - 4 bedrooms and a giant room downstairs with sofa. The problem is it has been let-go and needs care. The worst for us was the lack of a person to call for help. I called and texted her several times but there was no answer. The worst thing of all was NO HOT WATER! We called a plumber ourselves and paid for it and he had to come twice! When we arrived the cleaner was still there. Surely she would have known there was no hot water!
− If the cleaner is working with COLD WATER, I question the cleanliness of the place! We got the hot water running with TWO plumber visits as there was a lot of work to be done with it! Another issue was the windows were locked and NO KEYS left to open them! It is a very hot summer in London so this was unacceptable! There were some fans which was good. - There is a back-yard area, the door to which was locked so we couldn't get out to the area. We could see chairs out there. As it was so hot, and in a busy part of London it would have been nice to get out there! -The second BIGGEST PROBLEM though was the one single entry code we had! We rang & rang the carer so many times to get more codes. With four adults all doing different things, someone had to stay home all the time as there was only one entry on one phone. This is a ridiculous system and they need to get KEYS for the door cut. -There is an adequate washing machine but the DRYER needs to be replaced as it does not work! -Generally the place needs a good clean, inside & out - the outside area needs to be cleaned and OPENED Up to the renters! -The TOILET in the ensuite only works intermittently so needs attention. -There were no small bags for the kitchen & bathroom bins. - The sink in the bathroom does not drain! - Someone needs to go through the facilities in the kitchen- there is NO PLUG for the sinks in kitchen & bathroom. They need a pair of scissors in the kitchen drawer. A BROOM & DUST-PAN would be a good idea as well. - the tv area LOUNGE CHAIRS are smelly! The covers need to be washed! - the "media room" downstairs has a huge screen but nobody could get the projector or equipment to work. -same with the TV upstairs - it was very hard to operate. - the place needs an INSTRUCTION manual to tell you how things work. - I suggest the house be taken off Booking.com until the above things are fixed.
Disappointed is an understatement
1.0Location, space and cleanliness. Although not enough fans and very hot upstairs. Great place and location.
− Unfortunately, I cannot recommend this property. We stayed for 2 nights and 3 days as a group of six and had no hot water for the entire duration of our stay. Every member of our group was forced to have three consecutive cold showers, and we were also unable to properly wash up due to the lack of hot water. This was not a minor inconvenience. Hot water is a basic amenity that guests should be able to rely on, particularly during very warm weather when you need to shower and refresh after being out all day. What made the experience even more frustrating was the poor communication and lack of effective support. We repeatedly reported the issue, followed all instructions given and spent a significant amount of time trying to troubleshoot a Hive heating system. However, the instructions provided were incorrect, as the system was restricted and there was no hot water option available. We were repeatedly reassured that the landlord had resolved the issue remotely, but nothing changed. At no point was a practical alternative offered, nor was the issue fixed during our stay. We spent a considerable amount of time chasing updates instead of enjoying our holiday. It's particularly disappointing because the location and the property itself are good, but that does not make up for the complete absence of a basic advertised facility for the entirety of the booking. Quite simply, we would have had a better experience staying in a hostel. I would strongly advise future guests to consider this before booking, especially if reliable communication and access to essential amenities are important to you. The handling of this issue fell well below what should reasonably be expected from paid accommodation.
Shame - could have been so good.
3.0Access to the property is via the Bolt app. Easy to install and use. The property is 10 minutes walk from Borough market, the underground and you can walk to South Bank in about 30 mins so location is fantastic. For the £££ charged the property is actually very good value given the location. We were five people and there were four bedrooms and a sofa bed.
− Where to start? The house is in much need of redecoration. Living spaces, bedroom and bathrooms are all comfortable. In the kitchen / dining area the chairs are falling apart - screws fell out of two of them while we were there. In the ensuite bathroom the monsoon shower suffers from really bad lime scale and squirts all over the place including outside of the cubicle. A 30 minute descale cleanse would solve this. The Cinema Room isn't really a cinema room. A screen and a projector with some a very very old sound system. And a sofa. The biggest issue we had was the electrical wiring. THere were some warning signs - plug sockets in bedrooms not all working when trying to plug in devices. Or they'd work initially and then stop. On the 1st morning we switched on the kettle and there was a mains falure - this triggered an alarm system. The alarm panel showed as Mains Failure. We were unable to switch this off. We called the owner at about 8.40 am. We left both voice messages and text messages via Booking.com. We escalated to Booking.com Help Centre at 11:50. We were assured they would contact owner and we should allow 4 hours to have issue resolved. We had reservations for 5pm in Central London. We returned to prpoerty at 4pm - alarm was still sounding. We had received no communication from Owner or Booking.com. I called Booking.com and advised them that due to non resolution of issue and complete lack of communication we were leaving property, and would seek alternative accomodation. We eventually received a message from owner at 5.25 pm we had already booked a hotel for the evening and were with friends in Central London. To be fair the property has refunded 50% of rental but given the issues we had this is, in my opinion, the absolute minimum that we would expect.
