7.0Location was great as working in a local school nearby.
− As I wanted the accommodation for contractors working nights the property could have been a bit more flexible on checking in and checking out times instead of me having to pay for an extra night so they could check out late on the 4th day even though technically they didn't check in until early hours of the Tuesday morning but had to book it from the Monday. I can understand in high season but not this time of year.

1.0− There was no heating thus we had to leave as it was very cold. Staff on the phone (call center) weren't very helpful and instead of saying from the beginning there is no one to help we were on the phone for 3h just to let us know late at night that there is nothing they can do. There were several.issues in the house showing that they don't look after it properly. Thankfully after pressure we got a refund.

− Garden was not well kept, the en-suite bathroom was out of order and a few minor maintenance issues (bathroom door handle and towel rail loose)

Exceptional
10.02nd time staying, I feel like every trip back to Lincoln we might come and stay here. amazing facilities. always clean. the beds are so comfy. quiet area. it just feels comfortable and familiar. highly recommend. amazing value for money.
− there's nothing to dislike. great facilities. you will need a car/uber/taxi to get to town or its a good 25 minute walk. but honestly its a lovely place to stay.
