We were moved from Ratcliffe House to a property in Beeston by Prim Short Stays - Property Management. This review relates to that property not Ratcliffe House, but I have no option but to leave a review here.

Ratcliffe House Management, 'Prim Short Stays' had to move us to another property due to a maintenance issue. We chose the first location and Ratcliffe House due to an event and while it was frustrating to be an inconvenient distance from the event, the property we were placed in, in Beeston (73 Chetwynd Road https://www.booking.com/hotel/gb/prime-beeston-3-bed-house-with-driveway-amp-wi-fi.en-gb.html ) We had disabled guests in our party which we informed the booking team of. We accepted the move and the house itself was 'nicer' than the first. We had a long drive to the location and wanted to rest upon arrival. Unfortunately, gardeners turned up 1 hour after we checked in at 3pm, with chainsaws and a wood chipper which was extremely noisy and disruptive. We reported this on Sunday (as we were extremely busy at an event) and requested a late checkout. Our complaint was basically ignored entirely and we were told we'd have to pay for late check out. I specifically asked for acknowledgement of our serious complaint, they simply said they were sorry to hear about it. I asked for late checkout as some form of 'compensation' for the inconvenience. They refused and said I would have to pay an hourly rate. I informed them we would be leaving the property at 11am. Not 10am. I had at first been pleased with their customer service, we accepted the offer to be moved to another property but really, when we raised the complaint with them they had nothing to say. The customer service failed when it mattered most. The cleaners were pleasant when they arrived at 10:30 and said there was no rush due to it being the only property needing cleaning and understood that we had to rely on others for transport due to disability.

the beds were comfortable and towels were laid out, good fridge

the shower was awful, just a giant single torrent of water The kitchen was kitted out like a first year student would, not enough cutlery, forks missing, 5 plates total, no large bowls, no cooking/serving spoon, 1 sponge, 1 tea towel which is probably why the frying pans and pots were dirty and left in the cupboard when we arrived

Pathetic. Only thing more disappointing is the host / management company not taking ownership.

Having to pay an additional damage deposit on a property where the oven was so dirty it was not fit for cooking. Microwave oven actually had inside layer peeling off and rusted - deemed dangerous to use. Shower curtain absolutely filthy. No bath plug. Even cutlery and crockery dirty. Mattress on bed totally worn out to the extent it has a permanent hollow profile.

-Please note the £35 per hour Late Checkout Fee. If the guest gives short notice of a late check-out, or if our cleaners are already en-route or on-site but unable to proceed with cleaning, due to a guest remaining at the property, a £35 per hour late check-out fee will be incurred in addition to the cleaning fee.

- Quiet hours after 11PM. Breach of quiet hours will result in a fee

- Strictly no stag or hen parties

- Strictly NO smoking inside the property (Full deposit will be forfeited and additional fee will be incurred if signs of smoking have caused damage)

- A list of rules for waste management will be provided upon access. If this was not followed, a fee will be charged
