Conveniently located while overpriced
6.0It’s close to Palm Beach and walking distance from the bus stop - albeit up a steep hill - those who are less agile might struggle. Clean, and management are friendly. Nice balcony
− It’s an OK property in a resort, close to Palm beach. There are others of much higher standard, located closer to the beach, priced more favourably. There’s an espresso machine - but no coffee pods are provided. The mattress is very soft.

Quite disappointing overall.
7.0The view was lovely. It was clean.
− There should be advice about how steep it is to get to the villa unless in a taxi or car, in which case you can be dropped close to it. Rather than having to haul a suitcase up two tough inclines,. especially for older and less mobile people. The villa shuddered during high winds. The single beds were uncomfortable. The lounge needed to be rearranged to enable more than one person to watch TV and how three people could be comfortable in it for more than a couple of nights would be very challenging. While there was the promise of pool access for an extra cost, the pool was empty. The chemical smell from the cleaning products used was initially overwhelming. Overall, the villa was much smaller than expected and quite dated including the furnishings. The TV was very small but in a very small kitchen, dining lounge room and there was nowhere else it could have been put as the focus the wall space was minimal,
Regret booking it via Booking.com! Never go back to that one!

− The facility is quite average. The hot water jug wasn't clean and I didn't use it. It is supposed to have the "sea view" but not really. The worst thing is that we paid over $320 for one night but unfortunately I found out the price for the same type of villa managed by Waiheke Island Resort at the same location is only $199! Then we realised this villa is managed privately. Hard lesson - never book such type of privately owned property via Booking.com!
