Nous avons passé un excellent séjour dans cet appartement (16 au 19/08). L'appartement est beau, grand, propre, très bien situé : on est au calme tout en étant dans une belle rue animée avec des commerces, tout près de la piazza di Spagna. On a fait toutes nos visites à pied mais il y a aussi une station de métro. Nous avons fait le check-in et le check-out avec la maman de Luca, elle a été super gentille et de très bon conseil. Merci beaucoup :)

La situation géographique

− Mon séjour a été catastrophique, je m'explique : Nous sommes venus à Rome pour nous reposer quelques jours avec notre fils de 4 ans. Or il est apparu que durant cette période était programmée une rénovation des parties communes de l'immeuble, je précise une rénovation importante puisque les murs étaient défoncés à l'aide de différents outils plus bruyants les uns que les autres ! (Cf photo des gravats prise au rez-de-chaussée, l'appartement se trouve au 1er étage). Nous sommes arrivés un dimanche, c'est donc le lundi matin, réveillés "en fanfare", que la situation nous est apparue (pour les cinéphiles français😊, une sorte de remake italien du film "Un éléphant sa trompe énormément"). Le bruit était assourdissant... dès 8h30. J'ai immédiatement informé le propriétaire qui s'est déplacé rapidement, son constat, notamment sur le niveau de décibel, fut identique. Je lui ai alors fait part de mon étonnement d'une mise en location durant des travaux d'une telle ampleur et mon souhait d'obtenir un remboursement pour les nuitées restantes. Le propriétaire m'a indiqué se rapprocher de Booking pour faire le point, puis il m'a précisé que Booking allait m'appeler. J'attends toujours cet appel... Seul j'aurais pris sur moi en essayant tant bien que mal d'aménager mon temps de présence dans le logement en fonction des travaux, mais en famille et particulièrtement avec un enfant en bas âge ce n'était pas envisageable, nous avons dû trouver un autre logement. Malheureusement une très mauvaise expérience, y compris au final dans mes rapports - pourtant anciens - avec Booking. Cordialement

The host Lucca was phenomenal. He went far beyond his responsibilities as our host. The apt was spotless. The beds were extremely comfortable. The location could not have been more perfect. Highly, highly recommend. I would not stay anywhere else in Rome.

Only the location.

− The apartment is in a central location, but unfortunately the actual condition of the property is very different from what is shown in the photos. The apartment felt old, worn and poorly maintained. It had a strong smell of mold throughout, with visible mold on the bathroom wall, which was especially concerning while traveling with children. Cleanliness was below expectations and the overall condition suggested the property had not been properly maintained for some time. The windows were also particularly unpleasant — fitted with heavy metal bars and facing either an enclosed inner courtyard or directly into nearby walls, which made the apartment feel dark, closed and uncomfortable. Another major issue was that the staircase and hallway leading to the apartment were under renovation, with dust, debris and construction mess. Early in the morning there was significant noise from workers in the building, making it impossible to rest. Overall, the apartment did not match the presentation on Booking and the difference between the listing and reality was significant. Guests, especially families, should be aware that the real condition of the property is far below what is advertised.
