− Does NOT have air conditioning. Just a tiny misting fan. Limited on site parking which is given out in order of check in time. Given an allocated time for breakfast which can’t be changed

10.0The property is located in a quite road with superb views of the hills, within a couple of minutes from the cetre of Ambleside.Jo was a great host made us feel very welcome. The property is Immaculate ,bright and well maintained.The room was spacious well apointed and had everything we needed. The bed was huge and so comfortable had a great sleep.The breakfast was exellent with plenty of choice.Will definately stay again.
Terrible experience - unreasonable expectations with checking in

− I had a very bad experience with the owners of this accommodation. I had made arrangements in advance to check in later than the advertised time, which was wholeheartedly agreed initially. This involved collecting the keys in an envelope in a safe location. Prior to arrival at the property, we were told with just a few minutes' notice that this would be taken away due to a cut off time. This was very unreasonable as we had paid for the property in full and were not made aware that the envelope with the key would be taken away, despite spending the whole day prior making arrangements for this to be in the safe space, the whole point of which was to negate the requirement for someone being present. If this too had a strict cut off time in the evening, we should have been informed with more notice, not at 21:52 for a 22:00 arrival, when we were already driving up. We were unfortunately left stranded when we arrived at the property and had to make new arrangements at a different hotel as an emergency. It was then agreed that we could check in after 10:30 the next day. We were not made aware that this too had a cut off of 11:00 until that same morning. This was too early for us as our emergency hotel we were forced to book was in Preston. As we had not stayed at the accommodation at all for the entire weekend, despite our best efforts in reaching it, I politely requested a full refund which has been completely ignored. I would not recommend this accommodation as they were extremely unhelpful.
Two night break.
10.0We had a very nice 2 night stay at Brantholme B&B. Owners were friendly and welcoming. We had off-street parking, which was good. The B&B is very close to the centre of Ambleside, so you can leave your car and walk into town easily. It has a lovely garden and also a hot tub, but we didn't use it but would like to try it on another occasion. We will definitely be back. Good breakfast. Comfortable bed and spacious room and shower/bathroom.
