It was on a quiet street, about a 10 min walk to Finsbury Park station. The unit was well stocked. The bed was comfortable.

− The bathroom was cramped and the bathroom sink was tiny. The shower screen could not close properly. The towel rail could not heat up.

Reported as a no-show while inside my prepaid room. Overheated studio and sewage odour. Avoid.

Nothing that outweighed the condition of the accommodation and the way my complaint was handled.

− The worst accommodation experience I have ever had. A cramped, poorly maintained and oppressively hot studio, a sewage smell outside the window, and a false no-show report that caused my prepaid reservation to be cancelled while I was physically inside the room. I paid £1,361.60 upfront for an 11-night work stay. The room appeared to be the same underlying room shown in the listing, but the bright, wide-angle and staged photographs gave a substantially better impression of its spaciousness and condition. In person, it felt cramped and poorly maintained. The entrance and communal areas were visibly worn and dirty, and the room was not ready at the advertised check-in time. The studio was extremely hot and uncomfortable even with both supplied fans running. Opening the window was not a satisfactory solution: it could not be securely locked despite being accessible from the roof outside. A waste pipe immediately outside the window also appeared to have leaked across that roof, leaving a visible trail of foul wastewater. Opening the window to relieve the heat brought an overpowering sewage smell into the room. I have included a photograph showing the pipe and the trail outside. I complained immediately and requested relocation or a refund. Neither was arranged. During a telephone call, the property representative became argumentative and dismissive, offered no practical resolution, made an insulting personal remark and ended the call. The most serious issue came afterwards. Despite my having checked in, received access and occupied the studio with my belongings inside, the property reported me as a “no-show”. This was factually false. Booking.com then displayed my fully paid reservation as cancelled while I was still occupying the accommodation. I spent hours calling and messaging to establish whether I could retain access for the remaining nights. The property subsequently acknowledged in writing that I was staying.

The location was excellent, just a short walk from the train station and close to a bus stop with convenient connections to Tottenham. There were plenty of convenience stores and supermarkets nearby, making it easy to pick up anything we needed. The room was very clean and well-equipped with everything necessary for a comfortable stay.

− The room was extremely hot, as it was exposed to direct sunlight from early morning until late evening, creating a greenhouse effect in the small space. This made our stay very uncomfortable. There were only two fans, and they weren't sufficient to keep the room cool. In addition, we couldn't figure out the shower temperature—it was either scalding hot or freezing cold, with no comfortable middle ground.
