Disgusting facilities.
2.0Convenient location to Warnambool etc and the surrounding countryside is lovely. Comfortable bed and good hot water.
− The whole place was filthy inside and out. Dirty walls, cobwebs rubbish and dirt encrusted fly screen as the entrance.and no different inside. The only cupboard was totally full with owners personal linen storage leaving no other space. We have travelled for many years and this is the worst place we have stayed at. Definitely not as it is described in booking.com

6.0bed and breakfast sans dejeuner
Comfortable, friendly, nice location, clean and neat, handy to Allansford and Warrnambool.
9.0Location was wonderful. On a working farm with friendly dogs that coexisted well with our dog. No breakfast provided but an electric frypan was there and made a good bacon and eggs. handy small table and two chairs was appreciated. Good hot tank water. Everything in the room was very clean.
− Little storage available. No allocated space to put suitcase.
Very comfy, cosy, and quiet. A very friendly welcoming party.
8.0The location was great, very nice to get off the beaten track after a day of dodging tourist buses on the Great Ocean Road. The place is very comfy and cosy. We were late arriving but got a hearty welcome from Raff the dog, who seems to be in charge of front of house, and security and does a great job. There were lots of great books, a chess set, and plenty to keep you occupied around. There was lots of tea, coffee, and appliances etc. We didn't explore the farm much because of time on our part. I reckon it would have been an even better experience if we had!
− Overall it was a great stay but there were a few little things. The main drawback for me was that there seemed to be a fair few mossies in the room and no repellent provided. That kept me up until we put the fan on and hunted quite a few. Everything else was nice and catered for, so that stood out a bit, a bit of mossie spray would have been handy. I could have brought some too. Small potatoes really, it was still a nice stay.
