The location is beautiful and in a great rural spot with easy access to everywhere.

− The property do NOT allow checkin after 9pm and cancel your room. We were on a flight in and didn’t know, they provide a pin which normally means key box. Arriving at midnight in a taxi with family to be told room was cancelled and it’s not their fault it ours! Best they could do is give us alternate rooms which were nothing but 1 star at best. First is the smell - pugnant in every room, cramped by beds with very old duvets and pillows. The showers were dirty, the kitchen area filthy and no proper coffee/tea facilities. Dog biscuits mixed in the rugs, broken iron, dirty fridges, dirty microwave. Beds were rickety at best, one stacked on a brick shelf - not to mention the uneven flooring - not enough room to swing a cat (p.s. I don’t swing cats 😃)

We arrived very late due to Booking.com not having the accomodation originaly booked .we only found out on train at 19.00 ! We therefore had to telephone a replacement late at night once we had a signal on the train ! Nightmare ! However Angie the owner's calm response and welcoming attitude even at 1100 due train delay was certainly a gift from the God's. We will be forever grateful as we were in Yarm for a family wedding. We managed to have drinks at the pub next door iron our clothes and forget about our horrendous 9 hour train journey trying to sort accommodation out with booking .com who were not really bothered about the gravity of our situation arriving late at night with no accomodation in the worst storm thank God for people like Angie

It was convenient for what we needed

− On the pictures it looks like 3 bedrooms however there is no living room as the single beds are here so there is nowhere to relax. There is no cooker. The shower leaked and went hot and cold. We were kept awake by noises in the roof, possibly mice.

Ey up ! Nowt can hold a candle to this residential masterpiece.

Nothing to like it was disgusting

− Totally not safe for kids, felt dirty and bedding was so old, hated every second . We believed it to be a 3 bedroom cottage and paid a ridiculous amount for what was a shed made of wooden pallets, which were so dirty I cried. I wish I had checked TripAdvisor before I went .@Booking.com should be ashamed promoting this accommodation
