Listing misrepresented: no real kitchen, no beach access, poorly maintained

The only positive aspects were the view, the pool, and the location (even though the house was very hard to find due to the lack of signage)

− Listing was significantly misrepresented. No real kitchen, just a kitchenette with a toaster oven crammed under a shelf with 8" of clearance below the stove burners (a real fire hazard). Layout felt like a hostel, not a "luxury villa" bedrooms are disconnected with only the pool as shared space. Advertised beach access doesn't exist; the gate has been rusted shut for who knows how long. With the back gate rusted shut, the owner's suggestion for reaching the beach path was to cut through a neighbor's yard or an overgrown lot. Photos on Booking.com are outdated and don't reflect the property. The villa itself is neglected: broken glass paneling, exposed wiring, bulbs hanging loose from fixtures, a persistent musty smell, and sink leaks bad enough that pots were placed underneath to catch drips. We ended up washing dishes outside at the BBQ area. Beyond that, the stay was full of avoidable hassles. We had to carry trash 300m across an unlit, busy 4-lane highway every night (request for a bigger bin was denied). A reported plumbing leak took 3 days to get fixed, and the plumber then tried to bill us directly. Our prepaid cleaning turned into an all-day ordeal. We were locked out of our own rooms from 1-5 PM while one person tried to clean six bedrooms alone. Nothing was addressed proactively, every issue was reactive, and it ate into our time and privacy the whole stay.

This was my 2nd stay at this villa and we were all very impressed. It is a place you remember and want to come back to. One of the most unique villas in the area. Many stylish and cozy rooms, each with a private bathroom. We feel like we are in a 5 star hotel. The owner helped with everything 24/7, from a great private chef to urgent champagne delivery. We also had butler service which really helped with greeting guests, cleaning and laundry. The villa can be a bit tricky to find by address, so here is the location pin: 37.7651331,23.9009496

We enjoyed every single moment here!! So much space and so comfortable, worked well for our family especially our children who didn't want to leave! Olga was amazing, so helpful and accommodating to our needs! Would definitely recommend this villa! Can't wait to stay again
