− Not as advertised. I wanted to warn others and have reported this to booking.com. I did received a small refund ($184) but this is more about others not having high expectations! Owner offered us $100 and has since stopped replying when we raised all the below issues. We were attending a show at Bathurst on the weekend and were really looking forward to spending quality time together in what was advertised as a lovely farm house. This is the reality: House is dirty and not equipped as advertised. Electric heater is upstairs and fire place down stairs had no wood on arrival. Took several messages to owner to try and source wood. Owner stated no one had previously requested wood and people purchased or brought their own. Kitchen is not fully equipped. 2 pots, no pans, 4 dinner plate, 6 mismatched cups, no tea towel or clean washing products. This meant we couldn't cook in the house and the food we had brought along for the long weekend was wasted. It was very costly to eat out for 10 people ar every meal. The cupboard under the sink was full of used Sponges and mould. BBQ was not clean, filthy and no gas connected. Rubbish and debris of old furniture and building materials in and around BBQ area. 9 towels provided for the 10 people we booked for, no face washers or bath mats. Every cupboard or space had personal items left that were dirty and dusty. Not a major problem except the stuff left was old thongs and stained sheets rolled up etc. Glass shards were in the carpet upstairs. We picked up heap of pieces and many screws from drawers and other furniture were sticking out which scratched us up and did hurt our children too. Pool table is not usable as pool cues have no tips or a snapped in half Spa doesn't work Shower upstairs in shared bathroom doesn't work Dining table has 6 chairs and other chairs are all outside and ripped or unusable. So be prepared to eat in shifts.

Amazing property with chickens and fruit trees everywhere. Large house and plenty of room for a large group with kids.

− Kitchen did not have the basis to cook or clean. No frypan, limited utensils, bbq not set up, no clean wash cloth or tea towels available. Would stay again but would bring extra household items and pillows.

− This property was not fit for a group stay and fell well below the standard expected of a short-term rental. We stayed at this property during a recent work trip to Bathurst and were extremely disappointed with the condition and lack of basic provisions. For a home advertised as accommodating multiple guests, it was poorly equipped and not adequately prepared for our arrival. There were no cleaning products, spray and wipe, or bin bags supplied. The kitchen was insufficiently stocked — not enough plates or bowls for the number of guests, only one wine glass, no teaspoons, and just one small saucepan with no other cooking utensils. The oven and grill were dirty on arrival. Bathrooms still contained items left behind from previous guests, which gave the impression the property had not been properly cleaned. There was no spare toilet paper provided and no additional linens or towels available. The bar area fridge had a strong unpleasant smell and cupboards contained old items. The pool table was effectively unusable as the cues had no tips. There were also no ice trays in the freezer. We had five people staying in a five-bedroom home, so it is reasonable to expect the property to be equipped accordingly. Unfortunately, it was not. In addition, we repeatedly requested an invoice/receipt and have still not received one, which is unacceptable for a commercial booking. Our company regularly books accommodation in Bathurst during peak periods, however this property will not be used again and we would not recommend it to others travelling for work or group stays.

Great family farm stay

Enormous farm house in a quiet atmosphere. Perfect for large family gatherings. Beds were extremely comfortable and we definitely didn't sleep cold. For the price we paid for a large group of people, it was good value for money.

− The house is slightly tired and in need of a handyman. Might need a couple of essential kitchen items and slightly bigger towels
