Lodge filled with modern utensils and furniture, fully equipped kitchen, new bathroom. Best thing about the property is manager Mark, went above and beyond to make sure we were comfortable and happy.

− Location. Although 1 mile out of Barmouth town this lodge is on a busy road, in fact it's in the road, the windows are level with the road and traffic runs right past, quite scary at times. The garden is unkept and the decking needs maintenance; fixing and painting, we didn't sit out.

Well located for trips into Barmouth and surrounding beauty spots.

The lodge is well equipped and the beds are really comfy. The enclosed garden ideal for our little dog to use safely. It was 5 minutes by car into Barmouth and there are lots of places to visit less than half an hour away.

− I have suggested a few improvements to the owners.

Interior of property was newly refurbished and it was clean. The location was not too far from the town for driving.

− Decking outside the house needed renovating, it wasn’t inviting to sit outside. We were surprised there were no basic welcome pack with condiments etc. The location was too far to walk into town.

Not worth the money, and not newly refurbished

Although next to the main road the location was okay. Close driving distance to Barmouth but not walkable. The property was clean and the beds were comfortable. The shower was good and the towels were clean. Mark the maintenance man was excellent.

− We had no WiFi for 3 out of 7 days, this also meant no TV as it doesn't have an aerial. The windows in the old part of the property do not open and are single glazed. The back door to the property has a very low grade lock which is poorly fitted and the bottom of the door frame is not secure. The decking is rotten and slippery and could break at any given moment. The gates to the front and rear of the garden are not secure, the front one relies on a bungee cord to keep it closed. The fridge size is unsuitable for a family of 6, half of the pans don't work on the induction hob and there was no washing up bowl. Overall given the cost (almost £1,800) for the week this property was not good value for money. I think the title "stunning newly refurbished" should be removed it's highly misleading.

Mixed bag highs and lows

The guy who looked after the property was lovely, the house was well decorated, good shower, beds were comfortable. Nice communal dining area. Towels provided. Nice handwash, good attention to detail with furnishings and fancy mirror in bathroom and induction cooker. Neighbours were lovely. Could drive to Barmouth easily but no way to walk there. The owner Alistair spoke to us on the phone to guide us to the property but location on Booking.com didn't get you to the house. All the rooms had dimmer switches.

− Wasn't good value for money, the stay dates were altered due to double booking, ordered a travel cot and was not provided, when they brought one the same day it was stained and broken, the house manager bought a new one but that was after two nights due to delivery. This was a nice touch but obviously too late. There was no WiFi/internet or TV available the entire stay which was difficult with kids who'd been out all day and wanted to chill in the evenings . We couldn't even listen to music as the signal on our phones weren't great. With autistic children and a toddler this would have made our stay easier to manage. The garden had foxgloves allover which are poisonous to children we had an 18 month year old who was not able to play outside the house because of it. The property has single glazed so it was extremely noisy because of the heavy/fast traffic outside. All the furniture felt damp because of the single glazed windows and as a result our clothes felt damp too. Difficult to boil water on induction cooker. Hit and miss.

Quirky cottage. Newly furnished.

− No working wi-fi which the TV relied on for signal. Should have been checked before making it available for occupancy. Right next to main road. No house manual, including manual for appliances.
