A pleasant house in a great location.

The location is excellent - less than a five minute walk to the beach. It was also lovely to have en-suites for every bedroom. The management company were very responsive to our requests.

There were no curtains or black out blinds in any of the bedrooms so in July every room was light at 5am. Very steep stairs to the bedrooms which some people may struggle with and every door was a heavy fire door which made it feel a bit institutionalised.

Amazing family getaway, would definitely stay here again in the future when visiting Great Yarmouth

The property is spacious, an en suite with a TV in each room was a luxury to experience. Your getting a hotel experience with communal areas, living room, garden with a hot tub and the property is well equipped with a fan in each room which was great during hot weather, plenty of towels and the kitchen had everything we needed. Located a stone throw away from the entrance down to the beach was really convenient as we had kids with us so this made it a breeze when having a beach day. There are shops nearby and a Tesco express within a 10minute walk. Jamie the host is very responsive and was extremely helpful. Arranged for a travel cot for us free of charge and ensured the check in was prompt, the property was ready for us a couple of hours early.

The neighbouring properties do not respect quiet hours unfortunately. The room at the back of the property which is above the garden, when neighbours are out in their garden talking you can hear them clearly unfortunately and that’s with the windows closed. White noise playing on the TV saved the day.

Fab modern property with a great communal area. 5 double bedrooms + a room with bunk beds. All en suite.Perfect for our visit - 70 year old bday getaway with 1 x teenager and 2 kids under 3. I must point out that there are 2 sets of steep stairs that may not be suitable for anyone with mobility issues but there is a ground floor room. Location is 2 mins from beach and amenities.

Firstly, none of this impacted our stay but there are small attention to details that could be improved - no kitchen roll or small sharp knifes to cut fruit and veg. Whilst there was no debris on the floor, it needs a deep clean. The outside area could be tidier- cigarette butt's left around the hot tub area from previous guests. A quick 5 mins tidy up of fallen palms tree leaves and a sweep of the side path would make the environment better.

Tatty, dangerous and over priced.

Cigarette butt's in garden Dirty bbq we had to clean it before use No stairgate (was advertised) No table tennis (was advertised) Beds small and very soft, uncomfortable Steep dangerous stairs Poor quality white roller blinds in window, imagine that on longest day of year! Tatty outside, broken meter box, lose wires outside, dangerous small children Cannabis smoking neighbours I think it was once lovely but its not been looked after and neglected Poor decorating, paint splashes on windows Garden furniture tatty and rusty Photos available
