Location and Management The location of Aoyama is truly one of its strongest assets. Nestled in a quiet area close to Annupuri ski resort, the villa offers a peaceful retreat from the more bustling parts of Niseko. This tranquil setting, combined with convenient access to ski slopes, created a perfect balance for our winter vacation. Having a rental car made it exceptionally easy to navigate the area, allowing us to explore various parts of Niseko without reliance on shuttle services. The Elite Havens management staff deserves recognition for their attentiveness and willingness to help whenever issues arose during our stay. Their responsiveness to our concerns demonstrated a genuine commitment to guest satisfaction, even when the solutions weren’t always immediately available.

Safety and Security Concerns Unfortunately, our experience was significantly marred by several issues, beginning with a serious security concern. Upon arrival, we discovered the PIN lock on the main entrance was broken and had been replaced with a basic bike lock. This presented both a security issue when we left the property and a potential fire hazard when locked from inside during the night. Most concerning was the fact that management failed to inform us of this situation before our arrival, leaving us to discover it ourselves. For a property of this caliber in Japan, where attention to detail is typically paramount, this oversight was particularly disappointing and unsettling. Interior Issues The property suffered from a persistent drainage smell that permeated throughout all rooms. This unpleasant odor seemed to stem from fundamental construction planning issues with the drainage systems rather than a temporary maintenance problem. Given Japan’s typically high standards for cleanliness and property maintenance, this was unexpected and significantly detracted from our comfort during the stay. Kitchen and Furnishings While the promotional materials highlight the “well-appointed sunken kitchen” at Aoyama, our experience suggested otherwise. The kitchen equipment and furniture were mediocre at best. The absence of an oven limited our cooking options, the dishwasher failed to clean dishes effectively, and the dining table was noticeably unstable. These shortcomings were particularly disappointing considering the emphasis placed on self-catering and in-villa dining experiences in the property’s marketing materials. Cleanliness Cleanliness is an area where Japanese accommodations typically excel, but Aoyama fell short of these standards. Despite other reviews mentioning the home was “very clean”, we encountered hair in various places throughout the property, including on pillows and shower curtains.

The villa has everything we needed. It is close to the ski resorts in Niseko. We arrived in the evening and checked in easily. The beds were very comfortable, toilets are modern and available in each room, kitchen was fully equipped, living room has heated flooring. All in all, we're very happy with this villa. Kids also got to play with snow around the house. Staff were also responsive with messages.
