Great base for holidays and business stays
10.0Location is great for arriving by train or bus (close to both stations), or of course by car. Close to all the amenities of historic kings lynn. Also a short hop away from the beautiful north west norfolk coast. East access by train to london and Cambridge.

Great place to have 3 days and use as a base to explore the area.
10.0Home away from home. Great location. We could walk to the centre and the shops. Plenty of space for our little family to spread out. Comfy couch. Manager was very friendly and helpful.
− Stairs could do with a little rail especially if you have any knee issues.
Warm, clean house and attentive host, but poor mattresses and not good value for the price
8.0We really appreciated the heating system. With a simple turn of the thermostat, it heated up quickly and warmed the whole house evenly. When we arrived, the heating had already been switched on (either by the host or an automatic timer), so we walked into a lovely warm house — which made a big difference with temperatures at –2°C. The house was very clean and nicely furnished throughout. Communication with the host was excellent. When a light bulb burned out, he came by within 20 minutes of me getting in touch, which we really appreciated.
− Unfortunately the mattresses were not very comfortable for us. I’m not sure what type they were, but they felt very firm with no bounce or memory foam, which made sleeping difficult. I would really recommend investing in at least a basic but decent mattress (for example from IKEA) for the bedrooms. The bedsheets were clean and fresh-smelling, however they were quite worn with noticeable pilling, so a refresh might help improve comfort. We also noticed quite a lot of cat hair on the window sills and dining table, which was a little unexpected. Luckily neither of us has allergies. Overall, for the price paid, we didn’t feel it offered good value and we wouldn’t choose to book again.
