Lovely arts & crafts house in a quiet area. The woman serving breakfast in the morning was efficient & pleasant. Good parking area at the back.

− Our bedroom key had been hung on the wrong numbered hook, so I had to phone the manager to help.

Absolutely not a 4* bed & breakfast!

− There was nobody to greet us on arrival, nor did we see the proprietor or manager during our stay. We booked for 3 nights and relocated elsewhere after the 1st night. The room smelled of stale cigarettes and body odour and was extremely outdated. The bed was as hard as a rock and not at all comfortable. There was mould in the bathroom and in the shower. Shower hose filthy, as was the bathroom light and pull cord above the mirror. There were various stains on the walls. A noisy guest in the room next door who insisted on slamming the doors every time they went out during the evening for a cigarette. And to top it off, we arrived down for breakfast at 9:25 to be met by a rude staff member who didn't even have the courtesy to reply good morning to us! When we asked if we could be seated for breakfast he told us "just, only just" Breakfast is served from 7:30 until 9:30 this should mean that anyone arriving between these times is served. He begrudgingly seated us and cooked what can only be described as bland, scrambled eggs. The toast they were served on was unbuttered. I think the guy had an attack of conscience as he proceeded to then chat to us as we ate our breakfast. But to my mind, it was too little, too late. I strongly recommend that the website is updated with more recent and honest images as those shown must have been taken many years ago. I have requested a refund for the nights we did not stay but this request has been declined. I shall pursue this with Booking.com I have attached photos but was unable to share a video of the cold tap that sounded like a pneumatic drill when you turned it on.

Had a wonderful time both at the Rivendell and Dumfries, can’t wait to return.

It’s a stunning guesthouse, room was lovely and clean. The staff were very polite and welcoming and the food was delicious.

− Nothing, the only thing I would add is a slip mat in the shower.

We hadden een kamer waar de douche behoorlijk wat schimmel vertoonde. de handdoeken waren gerafeld en het gebouw zelf heeft onderhoud nodig. De verf op de ramen bladerde af, kortom het leek helemaal niet op de foto's die bij het hotel staan. Het personeel is darrentegen wel heel aardig. Bij aankomst moet je een telefoonnummer bellen om de code van het sleutelkastje te krijgen. Toevallig was er een mevrouw binnen die de kamers poetste, die ons geholpen heeft zeker fijn omdat we eerder op de locatie waren als de tijd die bij het hotel staat aangegeven.

Location

− No staff on site! Didn’t see anyone! Phone number on door to get access to key safe! Needed to leave before breakfast was available, had messaged about possibility of early breakfast by no response, phone number is for management company and they were very unhelpful no sign of staff on the morning we left! There was a wasps nest outside the bedroom window which meant we had to leave window shut during the night!!! Property needs a bit of money spending on it!
