4.0It's not a guesthouse, it's a property with a garden (which they use as a reception) and a couple of rooms. Bed is not comfortable, it's hard as a wood table with a linen on it. It's not clean.

8.0The location of this property is the trump card. Walking distance to Sukhothai Historical Park. Also near markets and 7-11. The host cannot speak English, but we communicated okay given that. This is a VERY basic property. Bath was what you would expect for low end property. You need to be a sound sleeper, if not avoid this property. Basically plywood. Budget friendly. It is fine as long as you know the downsides.
